If you are even considering a renovation, do yourself a huge favor and call architect Tom Pierce NOW. He is well worth his reasonable fee. Our reno project home is 5 hours from where we currently live. Tom was very accommodative with his time, adjusted his schedule to meet with us on short notice while we were in town. Within 2 hours Tom was able to develop a structurally sound open living layout in an old home with small rooms. He was extremely informative and listened to our needs & concerns.
